In the heart of Manhattan’s charming West Village, a new building has quietly appeared at 111 Charles Street and 540 Hudson. This 7-story condominium and retail space, designed by Morris Adjmi Architects, fits in seamlessly with its surroundings, blending modern style with the neighborhood’s classic charm.

Once owned by the famous New York landlord, William Gottlieb, the lot used to be overgrown with weeds and had an old gas station and auto-body shop. Morris Adjmi Architects took on the challenge of transforming this space.
Their design features a red brick exterior with deep-set windows, which was approved by the Landmarks Preservation Commission (LPC) in 2018. The building respects the historical look of the West Village, fitting in nicely with the area’s vibe.

Today, the building stands 63 feet tall, with a unique wavy brick roofline that looks like classic townhouse architecture. Inside, there are 19 rental units on the upper floors, each with groups of three windows that echo the style of nearby townhouses. The ground floor and basement levels offer 6,000 square feet of retail space, including a GoodVets veterinary clinic with a welcoming storefront.
These additions bring modern convenience while keeping the building’s timeless feel.

Behind the scenes, Morris Adjmi Architects created the design for William Gottlieb Real Estate, which was approved by the LPC in 2018. Other teams then brought the project to life, with Titanium Construction Services overseeing the construction.

With the sidewalks finally open again after years of work, the completion of 540 Hudson Street adds a new chapter to the West Village’s story. Its simple yet elegant design makes it a part of the neighborhood’s history, showing how modern buildings can blend in with the past in a city that’s always changing.
